I have been asked to provide a quote for a post construction clean up in a 5,000 sqft building. They want it done by the end of next week and I need to come up with a quote soon. I will be taking a look at the facility on Monday.<br />
<br />
What are some of the things I need in terms of equipment? I figured I used our backpack vacuums to dust all ledges and flooring using the boar's hair attachment. Mop the tile floors is there are any. <br />
<br />
<br />
Anything else I should look for? Also, what is the going price for PCC on a 5,000 sqft building? How long do you think it will take?<br />
<br />
This would be our first PCC clean up and I am hoping that I can take on their regular cleaning if I end up doing a good job for them.<br />

    I am hoping someone may be able to help me determine a fair rate for some extras at an office building that I currently clean. I will give as much info as possible but it will be tough lol. I have noticed that all of the doors and file cabinets, baseboards, etc could use a good cleaning. The office is approx. 11,000 sq.ft. and is a financial building with lots of wood. All doors are solid wood and not painted, approx. 40 of them. Some have glass in them and some are just wood. Some of the hallways have wood halfway up the wall. There are 10 cubicle areas that need file cabinets parts of the particians wiped down. I typically dust the baseboards but they have sprayed an insect repellent it seems and the &quot;spray&quot; is visible on the trim. This was done a couple of months ago. I would like to offer to do these services, see if they bite, and be armed with an idea of what I should charge. Any hlep is appreciated!</div>

Everyone of these are the light colored ones that show everything. Normally we clean the outside as we go, but there are so many that have been ignored.<br />

My question, have you ever charged extra for cleaning and sanitizing waste baskets. It only takes 30 seconds to pull a liner and replace, but it would take forever to clean each one. Half had liners half didn't. So we have a bunch with all kinds of crud in the bottom. I know it wouldn't make any money really, but I hate having nasty cans that we could clean, just don't want to take the extra time to clean each one. <br />
Just curious.</div>

It's just regular dirt and grime from having two little boys who have spilled a coke, tracked in some dirt.  I want to clean it quickly while they are with their Dad.  I want to call someone to do it--but should I ask for steam or what?  I have only hardwood floors and no experience at carpet.  I'm just looking for a fairly quick fix here.</div>

The building is 13179 square feet with  1 office,locker room,supply room,lunch room, 2 restrooms.<br />
They want it cleaned during the day and Monday through Friday.<br />

Every day the rooms need to be kept clean, trash cans emptied and floors swept.<br />
<br />
Weekly the exterior areas need to be swept.<br />
<br />
Quarterly the interior and exterior glass washed,dust walls,dust and wash blinds,clean storage areas<br />
<br />
I may hire someone or do it myself. I have liability insurance and bonded.<br />
<br />
How many hours will it take to clean? I thought about bidding at .10 per square feet but, that seems low. When I figure out what I want to make per hour and expenses it seems to high.<br />
<br />
I need help! I am :aargh:going crazy and the bidding ends soon.<br />

Finally I had enough and I fired her. She is freaking out and sending me nasty emails (Which I am not responding to) which include things about the job and random things of how I hid from her at Walmart. Anyways, long story short I fired her and she nicely asked why she was fired. I told her because her cleans were not up to the standards of our company nor the Military housing office we work for and that having Childcare was a requirement of the position (I have texts where she said she wasn't coming into work because she didn't get a babysitter). She sent back that she is &quot;turning me in&quot; and that she is filing for unemployment. Thankfully California is an &quot;at will&quot; state which means I can fire someone for pretty much anything (as long as it is legal) and I do not have to give out prior warning. I'm still pretty sick about all of this. <br />
<br />
As far as the unemployment goes she has only worked for me from April 19- July 23rd which is only 13 weeks. She can't file in that short amount of time can she?<br />
<br />
I do have documentation that the houses were not cleaned and the housing office said they would vouch for how bad she cleaned. Anyways, I just needed to get this off my chest and get some advice! Thank you!!</div>

I need help with submitting a bid for a massage parlor. A janitorial bid calculator that I use came up with 1040.00 per month (2 people @ 3 hours per cleaning) but I think I did it wrong. I also put in 20.00 per man hour. Does that sound right?<br />
 <br />
Here are the specifics:<br />
 <br />
Cleanable square footage is about 2500 sq ft.<br />
All carpet except in the bathroom and kitchen.<br />
2 Bathrooms (1 sink, toilet, sitting chair, and flower stand in each)<br />
1 kitchen (1 table with 5 chairs, 1 sink, 1 microwave, cleaning of outside cabinets only, tile floors)<br />
9 massage rooms (1 bed, 1 chair, 1 mirror, 1 towel warming station)<br />
1 massage room ( 2 beds, 2 chairs, 1 mirror, 1 towel warming station)<br />
Air vent to be vacuumed out ( 1 located in each room in the ceiling)<br />
1 office area ( Dusting, vac, and windexing only)<br />
1 sitting area (Dust tv, magazine rack, and table) (Vac sofa on top and behind)(clean pictures)<br />
Clean inside of two glass doors in front desk area. <br />
Take out trash <br />
Clean and dust 4 shelves plus front desk (Front desk area)<br />
Entire office to be cleaned once per week after 10:15 pm on any day of the week</div>

			<content:encoded><![CDATA[<div>Argh---I was actually putting a sealant on a flat roof for a client but I didn't realize I had some on my shoe and I made one tiny footprint with silicone on the carpet.  How the heck can I clean this up?  Any ideas?  I tried water--no use.  It dried and I was able to scrape part of it off.  Any ideas other than---um, next time, take OFF your shoes before you come inside!  Something I do without fail at my own house!  Client had left something burning on a stove so I just rushed in when I smelled smoke and didn't think to take off shoes.  So your house didn't burn down but I ruined your carpet!  Now what?  <br />

I have never had any incidents other than a blind falling and breaking a piece off a lamp that was already cracked.  The owner's husband called and lectured me about it for over an hour, so you can see how they are about their things.  I told him I have done a lot of work for them without incident, and good work.<br />
<br />
So today I get a frantic call that the remote controllers are missing.   I did not check them the last visit, but we think we know who is responsible.  I am going there tomorrow.  Obviously I need to make up a special checklist, there's always that one person that will steal.  So my question is, am I responsible for new controllers, since I did not check and report immediately?  I mean it can't be that expensive to go get universal ones if it will make them happy, probably more of a PIA than anything else, but how do I handle this if I can't find them?  I don't want to lose this account because they give me a lot of work.</div>

Usually people get a dog and WANT a cleaner, right?  That's been our experience in over a decade of doing this.  This person is older, only has us come monthly, but we've worked for her and her husband for probably 6 years.  They got a new puppy last time we were there to clean, just got him that day.  We were supposed to go back next week for the next  clean, and she called to let us know that she spends so much time cleaning up after the dog that she might as well just clean the house.<br />
<br />
Does the dog use the toilets?  The showers?  No, people do, and we've been cleaning those things for 6 years because she couldn't.  Does he dust?  Perhaps he cleans up the stove when he's done?  <br />
<br />
I don't get it.  She has always loved us, given us referrals, etc.  They have plenty of money.  It is actually because of the dog, and she acknowledged on the phone that she might realize in a few weeks that she can't take care of it.  But I just don't get the ease with which you dump a person that has worked for you for 6 years when you're not even sure you can take care of it on your own, nor have you been cleaning your house for the past 6 years, and you've had foot surgery and all kinds of things that would preclude you from doing half of what we do.  <br />
<br />
Sometimes this business is so frustrating, because things just don't make a lot of sense.  We have now lost a total of 6 clients this summer, many of them ones we've had for years.  Four have moved away to other states and countries, one got divorced, and one got a dog.  We have another moving out of state likely in September.  It is hard to take when your client list has so much turnover due to no fault of your own.  Strange times.  :wtf:</div>

I not sure on the exact square footage, but I'll try to provide as many details as I can.<br />
 <br />
1 small kitchen<br />
2 small bathrooms<br />
5 small offices <br />
2 larger offices<br />
1 main office with 3 separate work areas<br />
carpeted stairs<br />
upstairs conference room &amp; 2 smaller rooms<br />
 <br />
I'd say approx 2500 sq ft total.  It's mostly carpeted, would include trash removal (to outside dumpster), dusting (desks too if cleared).  The upstairs conference room isn't used every week.  They aren't happy with their current cleaning company. The first time would take longer, as there's some deeper cleaning to be done.  It's a weekly cleaning, after hours on the weekend.  It's an older building with lots of wood finishes.<br />

Do you know what I found to be amazing......I didn't have to ask a question.  Everything I needed to know was already here.  I just had to keep punching in words in that little white search box at the top right of the page and &quot;poof&quot; like magic I was able to learn so much about the Commercial industry by the Masters themselves.<br />

My mother has been an independent worker all my life. I have seen her start many ventures only to fail due to jumping in blind. She succeeded in cosmetology and does well. I totally respect her willingness to take a chance. I started this journey 5 years ago but i never got out the gate because the break up of my marriage left me burned out on many levels. But I am on my feet and ready to give it an honest try. The girls will be graduating soon and I am the only dependable parent, so I have a serious motivation to succeed. A close friend of mine is doing Forclosure trash outs and doing quite well. He has been my inspiration thus far. <br />
AND NOW I HAVE ALL OF YOU!!!!!!!!!!!!!!!! I am so happy!!! Anyway i want to eventually do trashouts as well buts I have decided to start with move in/move out apartment cleaning as i think this I can handle alone if need be. I have family and friends who want to help me with the work however i am focusing only on what I know i can do if push comes to shove. I had some cash on hand for a moment so i invested it in cleaning supplies cards flyers website biz lisence before it ended up elsewhere. Its motivating to be able to see these things infront of me. She claims I've stolen her system &quot;word for word&quot; and that she has been posting it for several months on Craigslist. Funny thing is her system looks a lot like mine but it's not &quot;word for word&quot; and I've been posting it for several years!!<br />

I have been running this ad with the &quot;Bay Clean System&quot; on Craigs for three years and it's been on my website even longer. Here is my ad.<br />

The building is 7500 sq ft, to be cleaned nightly.<br />

Empty trash, wash floors, all VCT tile, well there is an area rug to be vacuumed, <br />
clean off desks and windows etc.<br />
<br />
We supply all garbage bags and cleaning supplies<br />
<br />
I figure it is 2 people at 3.5 hours.<br />
<br />
Can anyone please give me a rough estimate of what you would charge for this?<br />

I just wanted to run this new client by you.  It seems they rent their house but are not paying for the renter's cleaning.  The owner has sent me a deposit but I can only do minimal for the owner since the tenant is there.<br />
<br />
I did a service agreement with the owner, but I mostly just asked for  a deposit and an hourly rate as I had no idea ho what the tenant situation would be. I have worked for owners but they usually include the cleaning or sometimes, depending on the lease.<br />
So do I need to do a service agreement with the tenant? Or just tell her (which we have asked) for a $200 deposit, and to pay me after the the other two cleanings.  It seems she will only use me for 4 dates, and I imagine when she moves out I can clean the place well for the owner. I generally don't like these third party situations, but other than that it seems like a very good account.</div>

The designers are dragging their feet so I want to just give it to them.  But I am getting so anal about it, I can't seem to finish or make up my mind what to say on it.  Much of it, I don't think will even matter but I am hoping someone will help me &quot;just do it.&quot;  Today, by midnight, I want to finish my &quot;About Us&quot; page.  But what the heck do people really want to know?!   I am usually a one person business.  I have cleaned since I was born.  I love cleaning.  I have never been arrested except for speeding.  I like to do green stuff but I will do anything they want.  Then I think, shoot, do I even NEED an &quot;About Us&quot; page?!  I am feeling stuck and I really want to get my site up and functional.  Help!  Any Anti-Procrastination advice?!</div>
